If you are willing to play hardball, stop paying the rent. The Iowa eviction laws make eviction very difficult. They cannot legally just throw you and your belongings out. It takes a court order and Sheriff’s department to do it. And the grace period is 30 days beyond the last months rent. If you don’t pay for Sept, they cannot do anything legal, until Oct. It would be well into Nov, before they could get you out.

Most landlords would much prefer to tear up the lease, let you go, than go through the trouble and hassle of eviction. Not to mention rent money lost, Stop paying. Offer to leave voluntary, and to pay the back rent, if they dismiss the lease IN WRITING, or tell them to go through the eviction process.

You have no legal basis for breaking the lease without penalty.

If living in a non-smoking environment was important to you, you should have inquired before signing a lease and moving in.

You were aware of your medical condition prior to moving in, the landlord/roommate was not.

If you move, you will probably have to give up your deposit and whatever the penalty is for early termination of the lease.

If it is as bad as you say, the money would be the least of your worries.

Move out and deal with them later. Your health is not worth it. Living with 2 smokers cannot be pleasant.

Make sure the next place you rent is smoke free.

I would recommend the following
UV light
4 or 5 inch media filter
Run your fan on your furnace all the time, replace the media filter every 3 months
Install a whole whole humidifier with power vent (more efficient)

Changing the filter every month is key. Your bacteria is formed on the coil. So thats where the UV light comes into play and should be replace yearly.

I agree with JW

For those that have a really significant problem it’s best to use a HEPA bypass system on the HVAC system which cleans the whole house air appx. 30 times per day.

UV lights really don’t work well unless several are used by the coils

And once this is completed, the mold will return unless you take steps to keep the evaporator dry. After using the a/c, when you park, turn the a/c to vent and fan on high for about a minute. This turns off the a/c clutch and lets the blower dry the evaporator core, because moisture is what causes the mold growth.

I think, as an older person, that we are trying to sanitise our own environments too much.

What happens when your children leave the house for school? Is the outside air filtrated, or the air in the school?

All the concerns you have listed will always be there. If we sanitise too much, something is going to come along and really kick our butts.

I think if you just put a "bog standard" filter on your air inlet to take out the dirt and dust will suffice, as long as it is changed on a regular basis, depending on how quickly it chocks up.

You are smelling mold in the AC housing. It is caused by a buildup of moisture. Frigi-Fresh is sprayed into the fresh air intake (behind the wiper, in front of the windshield) to help kill the bacteria and mold spores in the evaporator housing. It does help but won’t last forever. Start the car, put the blower motor on low to medium speed. Follow the directions on the can and spray all of it into the system. Shut off the blower motor while spraying so the spray sits in the system and let it sit overnight.
